A note on Model B and IGA’s direct booking assets: For buyers running a fixed destination, listing on Airbnb and VRBO is just the starting point. Industry data shows that hosts who also take bookings directly — through their own website rather than through platforms alone — generate 20–30% more revenue per guest, thanks to longer stays, premium pricing, and add-ons that platforms take a cut of. IGA’s website, integrated booking platform, and 3,000+ social following are the infrastructure that makes that premium achievable from day one. For a Model B buyer, that represents an additional ~$12,900 in annual upside profit potential.
A note on BC’s short-term rental legislation: The 2024 Short-Term Rental Accommodations Act restricts most Airbnb-style rentals to principal residences, but tent and RV-style accommodations are explicitly exempt, as they cannot be converted to permanent housing. Rural properties and regional district electoral areas (covering much of southern Vancouver Island, the Gulf Islands, and the Cowichan Valley) are also largely exempt. A bell tent glamping setup is one of the most regulation-friendly short-term rental models available in BC right now.

“I live with multiple sclerosis and near the end of the 2024 season I had a significant health setback that I’m still recovering from. It forced an extended hiatus that is still in effect. I’ve had to reconcile that a setup-and-teardown model isn’t compatible with my current health reality, even if I wished otherwise. When I bought IGA I’d been in remission and life was stable so I chose to move forward thinking this was an unlikely reality. Some choices we make, some get made for us. Like the one I’m making now, to sell the business to someone who can transform it into the vibrant operation I’d always imagined and demand demonstrates is possible.”
